I recently had some personal experience -- albeit on a residence --  
that I documented here:

You asked about R-value and my experience was that Ultratouch did not  
deliver its promised R-value for R-13 insulation, because it never  
fully decompressed. I have heard this is less of a problem for R-19  
insulation, but I would keep an eye on it.

I haven't heard anything positive or negative about STC but would be  
interested in hearing the source of the rumors you mentioned.

As long as the flame retardants are borates, they are among the least  
toxic options out there -- pretty much nontoxic to mammals.
